Lake James Redevelopment Proposal Returns To Steuben County Plan Commission Tonight

(ANGOLA) - The proposed redevelopment of the former Bledsoe's Lake James Mobile Home Park is scheduled to return before the Steuben County Plan Commission tonight.

G6 LLC is expected to provide an update on conditions tied to the project's conditional approval granted by the commission in April.

The proposed Planned Unit Development covers about 21 acres at 3995 North County Road 300 West along Jimmerson Creek near the Lake James outlet.

Plans submitted to the county include 20 six-unit condominium buildings, 115 apartments in two three-story buildings, 120 single-family townhouses, a swimming pool, amphitheater, pickleball courts, a gym, pavilions, wetlands and retention areas, and a 100-seat restaurant overlooking the water.

Before final approval can move forward, developers must complete several requirements set by the county. Those include soil analysis testing, a wetlands delineation through the Army Corps of Engineers, a drainage plan approved by the Steuben County Surveyor, and a traffic study addressing increased traffic demands.

Additional conditions include confirmation of wastewater capacity from the Steuben Lakes Regional Waste District, Indiana Department of Natural Resources approval for a dock plan, documentation confirming at least 25 percent open space within the project, and association bylaws for residential and commercial portions of the development.

County Highway Engineer Chip Porter previously requested a 15-foot setback from County Road 300 West to preserve space for possible future road improvements, including additional lanes, curbs, gutters, and a multi-use trail.

Developers previously told the county the project would redevelop what they described as an underutilized property with aging facilities and deferred maintenance while increasing housing availability and recreational opportunities.

The Steuben County Plan Commission meeting begins at 5 p.m. Wednesday at the Steuben County Community Center. Residents who want to attend can do so in person.
